Musgrave View Apartments are on a high exposure site on Musgrave Road with significant suburban views. The site is slender and steep with very poor site access. This in addition to combining and refurbishing an existing commercial development made this infil development difficult in both the planning approval phase and the construction phase. Given the many difficulties the design solution accepted provided for 12 well-appointed units while minimising costly infrastructure. The architecture is designed to create highly livable space in this busy road location whilst making the most of the commercial oportunities at street level. The commercial tenancies front the road and act as a buffer between the residential apartments and the road. The apartments are designed with living areas oriented to the North, away from the road and opening onto large decks to optimise Northern aspect and views. The spacious floor layout intentionally separates living areas from bedrooms to create a clear distinction of use, maximising liveability and offering suitability to a variety of end users from families, to couples, to a shared living arrangements. There is a combination of 2 and 3 bedroom ensuited apartments over 3 levels and the design makes use of the steeply sloping site to create an under-croft basement for carparking and storage below. The subtropical architectural style includes large roof overhang and texture and material appropriate to Queensland residential architecture.
